Canadian review checklist
Operator identity and business registration
Company and contact details were supplied by the project owner: necessitatibus Inc., a metal furniture and industrial manufacturing business in Scarborough, Ontario. See the contact page for the head office, email, phone, fax and manufacturing facilities. Business registration, business number and responsible-person verification remain to be completed. Manufacturing addresses are not storage rental locations.
Name and brand clearance
Unresolved. VAULTSPACE is a provisional project name. The CIPO introductory page was accessible on 27 October 2026, but following its database link returned an error. No conclusive exact-name or similar-mark search was obtained. Review variants, relevant services and other rights with a qualified trademark professional before commercial use.
Site-specific land use and approvals
Pending for every physical project. Confirm the municipality, parcel, permitted use, development conditions, access, parking, signage, drainage and landscaping. Ontario zoning guidance and Calgary's business-opening guidance are examples for those jurisdictions only; neither approves a Canadian site generally.
Building, fire, accessibility and engineering
Pending professional review. Identify adopted provincial or territorial requirements and local authority procedures. Review structure, exits, fire protection, mechanical systems, electrical supply and accessibility. The Studio's concept geometry is not a code-compliant construction drawing or permit.
Privacy and service providers
Pending operator-specific assessment. Map personal data, purposes, retention, access, service providers and cross-border transfers. PIPEDA and substantially similar private-sector laws in Alberta, British Columbia and Quebec require an applicability review. Prepare a policy grounded in the actual operation and service arrangements.
CCTV governance
Pending for a real installation. Define each camera's purpose, assess alternatives, limit coverage, provide notice and control access and retention. Review employee monitoring separately; the cited overt-surveillance guidance does not cover every surveillance context.
Commercial messages
Pending before marketing begins. Assess consent, sender identification and unsubscribe requirements for commercial email and text. Keep records and a functioning suppression process. An enquiry submission must not silently become newsletter consent.
Tax and financial reporting
Pending project-specific advice. Confirm GST/HST and any provincial treatment, registration, invoicing and recoverability. Do not apply one tax rate to every province. Keep collected sales tax, income tax, capital expenditure, operating expenses and debt service distinct in the model.
Storage agreements, liens and insurance
Requires province-specific legal and insurance advice. Review allowed goods, access, operator responsibilities, payment terms, privacy, claims and lawful handling of default. No lien enforcement or sale procedure has been verified or automated in this educational project.
Financing
Pending lender assessment. Confirm the borrower, assets, costs, permitted uses, terms, security and repayment assumptions with the actual institution. Government-program information is not approval, and the model does not establish creditworthiness.
Public launch and advertising
Company contacts are published from owner-supplied information. Verify business registration and contact ownership, complete actual service connections, test all destinations and reconcile advertising with the product provided. No Google Ads approval, trademark clearance, legal compliance certification or production security certification is claimed.
Financial methodology
Net rentable area is the sum of unit width × depth × quantity. Physical occupancy is occupied unit equivalents divided by all units. Area occupancy weights each unit by area. Economic occupancy is collected modelled rent divided by gross potential rent.
Potential rent equals quantity × advertised monthly rent. Occupancy removes vacancy; concessions reduce scheduled rent; collection loss applies to the discounted amount. NOI is effective rental income plus other operating income, less property operating expenses. Debt, recurring capital and income tax are not part of NOI.
Model cash flow is NOI less monthly loan payments and recurring capital spending. The model excludes income tax, GST/HST, property sales, appreciation and refinancing. Initial capital is reported separately at time zero. The reserve must be funded from the stated capital sources. Debt uses a nominal annual rate divided by 12 with monthly amortizing payments.
Break-even is a uniform occupancy assumption across the unit mix after concessions and collections, covering OPEX, debt and recurring capital net of other income. Values above 100% indicate that break-even is unavailable within capacity. No-debt DSCR is not applicable. Inputs are scenario assumptions rather than market observations.
Images & editorial independence
All architectural assets are original AI-generated concept visualizations created for this project. They do not establish the existence, ownership, location or technical compliance of a real facility. The asset register records prompts and provenance. Editorial content is educational synthesis, not a professional opinion on a specific property.
